LAND DESCRIPTION (in the RM of Lakeshore)

NW 36-28-16w being 160 total acres – title #2875637

Soil types and Ag capability ratings:
Eddystone Series (EYT)(Class 6W) and Lundar Series (LUR)(Class 4DP)
Fine Loamy and organic soils, MASC crop insurance rated “H”

This quarter is all open; cleared land, and the whole quarter has been cropped in the past.

The previous owner had to contend with excessive moisture on the quarter due to blocked drainage, so the east half of this quarter has only been used for hay since 2011. Although the plan of the previous owner was to either reseed it to alfalfa or crop it.

Approx. 80 acres on the west side of the quarter is still in cat-tails; due to lack of drainage (the ditches beside this quarter have been full for several years now, hoping it will be cleaned out soon so the water can get away). The other approx. 80 acres is all hay land, however it will need to be reseeded. Currently it is cut for native hay.

NOTE: this hay quarter is already rented out for 2018; however if a buyer takes over the land soon enough the rental income could go to the buyer.

2017 Property Taxes were - $347.98
